Estimates and assumptions
All figures are estimates generated from the information you enter and from internal assumptions such as interest rate, property tax rate, insurance rate, mortgage insurance and vacancy factors. These assumptions are configurable and change over time. Program guidelines shown, including credit score, LTV, DTI and DSCR figures, are internal reference values for comparison only and are not lender guidelines or commitments.
Eligibility is determined by lenders
Actual eligibility, pricing and terms are determined solely by a lender following a complete application, verification of income and assets, credit review, appraisal, title and property review, and underwriting. Terms such as “Potentially Suitable,” “May Be Eligible” and “Requires Further Review” describe possible directions for discussion, not decisions.
AI assistant
The AI assistant can make mistakes and may produce incomplete or inaccurate information. Do not rely on it for financial, legal or tax decisions. Do not share sensitive identifiers such as Social Security numbers or account numbers with it. Confirm anything important with Sam Wu directly.
